This Long Term Pre-Rental Agreement (the “Agreement”) is made by and between Homeowner of Casa del Sol and _____________________________________________ (“Renter”) as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Property: The property is located at:

The property is furnished and includes list appliances and other provided items as described in the HIGHLIGHTS/RATES tab, above
2. Rental Occupants: The rental party shall consist of maximum of four (4) Adult Occupants as follows:

3. Maximum Occupancy: As stated, the maximum number of occupants is limited to four (4) adults. People other than those in the Guest party set forth above may not stay overnight in the property without owner approval. If approved, an additional minimum charge of $100.00 per person per night in addition to the monthly rental will be assessed as as mutually agreed.
4. Term of the Lease: The lease begins at _____ p.m. on ____________ (the “Check-in Date”) and ends at _____ a.m. (the “Checkout Date”), as described in the Lease Contract, to be signed on ________________ (Date).
5. Minimum Stay: This rental agreement is for the stipulated minimum long term stay. Longer stays or extensions beyond maximum stipulated are not guaranteed and must be coordinated with the Homeowner.
6. Rental Rules: Guest agrees to abide by the Rental Rules described below at all times while at the property, and shall cause all occupant members and anyone else on the property to abide by the stipulated rules at all times.
7. Access: Renter shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Deposit: A non-refundable security deposit of 25% of the first month payment defined in the lease agreement, and must be received for a reservation/lease confirmation. Under any circumstances it shall be later than (7) days prior to the lease sign in date. At lease signing, the remainder 75% mus be rendered, in addition to one month advance monthly rental payment. The deposit is for security and shall be refunded within seven (7) days of the lease termination Date provided no deductions are made due to:
i. damage to the property or furnishings;
ii. General patio maintenence requiring excessive upkeep ; or
iii. any other unreasonable cost incurred by Homeowner due to Occupants’s stay.
9. Rental Rate: Payment in full of the rental lease, including deposit and advance monthly rental payment shall be due at the Lease Sign-in Date and time:
10. Deposit Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
100% if cancelled twenty one (21) days prior to the Lease Sign-in Date
90% if cancelled fourteen (14) days prior to the Lease Sign-in Date
80% if cancelled seven (7) days prior to the Lease Sign-in Date
10% if cancelled less than (7) days prior to the Lease Sign-in Date
11. Payments:
- Acceptable payment methods are Cash, or postal money order for Deposit.
- Acceptable payment methods are Cash or Bank direct deposit only for Rental Payments upon Lease Sign-in.
12. Acceptance:
By your signature below, It is agreed that all DEPOSIT monies are non-refundable except as per cancellation policy above, and that all rental monies are non-refundable except as described in the Lease Contract.

Rental Rules
1. Smoking is NOT allowed inside the properety. Smoking is allowed outside only.
2. People other than those in the Guest party set forth above may not stay overnight in the property without owner approval. If approved, any other person in the property is the sole responsibility of Guest.
3. The property is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises, or its facilities. The Homeowners are not responsible for the loss of personal belongings, or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
4. Keep the property and all furnishings in good order and only use appliances for their intended uses.
5. Pets are NOT allowed.
6. Parking
on premises is private and included in the rental, and is limited to four (4) vehicle(s). Street side parking is permitted. Any illegally parked cars outside the premises cars are subject to municipal fines; applicable fines/towing fees are the sole responsibility of the vehicle owner.
8. Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units.
9. Septic: The property is on a city septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything that can clog the sewer pipes such as toilet paper, feminine products, paper products, food, etc. Please discard on separate trash cans or septic containers provided. If it is found that products have been flushed and clog the sewer piping system, you could be charged for damages.
10. Storms: If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
• A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund as follows:
-Any unused portion of rent from a guest currently registered;
-Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
-Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
